Redevelopment Agency

The Mayor and Council have expressed great interest and support for redevelopment projects in certain areas of the community. All proposal for redevelopment are viewed and evaluated by the Redevelopment Agency, Garfield Planning Board, and the Mayor and Council. Redevelopment Agency Mission Statement

Redevelopment Plan: Kalama Redevelopment Site - Adopted January 28, 2020

The Garfield Redevelopment Agency was established to redevelop underutilized, worn, and aged properties in the City. Several successful redevelopment projects have already been completed. They are as follows:

  1. The former Vornado site on Passaic Street now includes a Walmart, Applebee’s, McDonalds, Burlington Coat Factory, Marshalls, PetSmart, Ulta, GNC, Five Below, My Doc Urgent Care, Carters/Oshkosh and Supercuts in an outdoor mall type configuration.
     
  2. The former Garden State Paper Company site on River Drive now includes 187 townhomes and 102 apartments.The residents there are proud to call Signature Place their home.
     
  3. The former Samuel Hird Factory site bordered by River Drive, Outwater Lane, Jewell Street and Columbus Avenue now includes a Wawa, a Wawa gas station, Investors Bank, Verizon dealer, For You clothing store, Wingstop, King of Falafel & Shawara, Linwood Pizza, Huddle House.
     
  4. The former Sketchley Services Plant site on Cherry Street has been completely cleaned of environmental hazards and now includes 74 apartments which are readily accessible to the Plauderville train station.

Additional Redevelopment efforts under way include the following:

  • The former Kalama Chemical Site at the intersection of Monroe Street and River Drive has undergone a very extensive environmental clean-up.  Clean up efforts are ongoing.  The Redevelopment Agency is working to attract new commercial development to this site.
     
  • Passaic Street River to Rail redevelopment.  The Passaic Street corridor running from the intersection of River Drive and Passaic Street to the intersection of Marselus Place and Passaic Street has been the subject of numerous redevelopment discussions.  A grant has been obtained for the construction of an entirely new streetscape for this commercial/residential area.  The initial grant amount of $800,000 was increased to $1.1 million to be applied to this extensive reconstruction project.  At the conclusion of the streetscape improvement project, the County of Bergen has agreed to repave Passaic Street.
